We act as a quiet extension of your household. A dedicated steward inspects the residence on a published cadence, communicates findings the same day, prepares the home for every arrival, oversees vendors on your behalf, and answers requests around the clock — so the residence is always ready and you are never managing it.
Submit an arrival from the portal and we begin preparation immediately — climate is raised days in advance, linens refreshed, pantry stocked to your standing list, spa heated, vehicles detailed, and the driveway cleared. You receive step-by-step confirmation as each item is completed.
Housekeeping, maintenance, transportation, grocery and provisioning, restaurant and experience reservations, private chef, vendor coordination, and any standing requests only your team should remember. If we cannot handle it directly, we will arrange someone trusted who can.
Standard hours are Monday through Saturday, 8 am to 7 pm Pacific. Active clients have a confidential after-hours emergency line available twenty-four hours a day, seven days a week.
Weekly oversight is standard — exterior, entry points, climate, water, and security systems — with documented findings published to your Property Feed every visit. We will increase cadence during storms, heat events, or extended owner absences without being asked.
Everything is held in your Home Vault — title and insurance, HOA documents, appliance manuals, service history, vendor directory, access codes, and emergency contacts — organized, current, and available the moment you need them.
No. We do not list, market, or operate rentals, and we are not a property management company. We work exclusively with owners of private second homes who use the residence themselves.
Every conversation, document, and visit is treated with the discretion expected of a family office. Information is shared only with people you explicitly authorize. References are available, privately, by request.
We accept a small number of homes at a time, by invitation or after a private consultation. The conversation begins with a single message and is followed by a residence walk-through and a written care plan.
